Addington, the specialist UK investment and property asset management business has let 8,050 sq. ft, the top floor of its office building Evermore, 128 Queen Victoria Street, London EC4 to Sodali & Co, a global advisory business.
Addington has delivered the space to a high-level Cat B specification for the new tenant, who has signed a full repairing and insuring lease for five years and will be paying a rent of £92.50 per sq. ft. (annual rent £744,625).
Evermore, formally known as Old Change House, is a 56,814 sq. ft detached office building with basement, ground and five upper floors including 3,732 sq. ft of ground floor retail, purchased in April 2024, in joint venture.
The building has been significantly upgraded to meet modern day tenant requirements, including a full central plant upgrade now providing all-electric heating and cooling provision across the office floors. As a result, the top fifth floor has now achieved an EPC A rating.
The third floor of 10,833 sq ft is finished to Cat A and is available now with the second floor to be delivered to Cat B next month.
The rest of the building is occupied, with existing office tenants including GB Group plc and the Monetary Authority of Singapore on the first floor and with retail tenants Pret a Manger and Garbanzos on the ground floor.
David Dalrymple, Principal at Addington said, “Sodali’s move from the Leadenhall Building to the top floor at Evermore reflects its wish to have more personal and tailored office space, but still in a highly accessible and established Central London location. Sodali recognises the quality of our upgrade and fit out, and appreciates our environmental improvements to the building, including achieving whole building EPC B certification and BREEAM “Excellent”. We are pleased to have such a quality tenant in our newly refurbished space and continue to actively market the remaining 21,766 sq. ft of available space in our building.”
Martin Roberts, Principal of Addington added, “We will continue to pursue similar “brown to green” projects across Central London, allowing us to work with our partners and upgrade buildings with strong fundamentals to create the high quality, ESG-compliant space, sought after by today’s occupiers.”
Savills represented Addington on the transaction.
